Actually, whether they offer discounted fees or not, you will likely find that Full Service Realtors are the very Best Value because their extensive Listing, Marketing, and Selling Services typically attract more potential buyers in a short period of time resulting in a quicker sale. Sure, you can find Low Fee, Limited Service Realtors out their in the market too, but in today’s very challenging real estate environment Limited Served typically brings very limited results.

MLS Fee-For-Service Specialist – these Real Estate Seller’s Agents typically offer a “menu of services and fees” from which sellers can choose. This can be a great option for those home owners wanting to do some of the work to save some of the typical real estate commission. If you are a seller that has a good basic knowledge of the more than 150 steps it normally takes to get your home sold, and you know how to avoid common selling mistakes, you could find being able to pick and choose the services you know you need form this type of Seller’s Agent just the right ticket.

Flat Fee Listing Agents – Also known as “Limited Service Agents”, they typically offer a specific “Small Bundle” of services for a price. Flat-Fee normally doesn’t offer you the flexibility of a Menu of Services and Fees, and it is also important to realize that many Flat Fee Agents charge at least half of their total fee upfront. Therefore if your property doesn’t sell or if you are not satisfied with the service, you can be cash out of pocket with little recourse if your property sits on the market or makes a bad First Impression because of “Limited Marketing” and other “Limited Services”.

For Sale By Owner Listing Companies - there are dozens if not hundreds of these Online Marketing Companies now in existence. Some do an excellent job catering to the For Sale By Owners that are not necessarily interested in the Realtors’ MLS. If you are thinking about marketing your property without the Realtors’ MLS, you should go with one of the larger companies with a higher ranking on the search engines. FSBO.com, ForSaleByOwner.com, and Owners.com are some of the larger Internet Portals that come to mind. Nationally about 85% of homeowners that initially try selling For Sale By Owner are unsuccessful, mostly because of improper home pricing, and they usually end up going with the services of a Realtor. Those that are successful will typically reduce their prices at least the amount of the Realtor’s Listing Fee because the Buyer knows that the Seller is trying to save money, and so the Buyer expects to save money too!

Short Sale” Specialist - this is a Niche that is very much in vogue these days, and if you are in need of saving your home from Foreclosure this is the best way to go. Look for a Full Time-Full Service Realtors that has a lot of experience with Short Sales, and a Designation like Certified Distressed Property Expert (CDPE). It and similar designations can be a  good indicator that the agent is at least somewhat prepared to help you get through the tedious process of dealing with your lender and their negotiating process. r
